Property in Italy as a foreigner
Italy is an attractive destination for property investment, not only because of its beautiful landscapes but also because of its comparatively affordable real estate prices. However, the processes involved can be difficult for international buyers to navigate. We support you with all aspects of your property project, particularly the planning and coordination of renovations.
1. Buy

The property purchase process in Italy generally involves three stages: first, a binding purchase offer is submitted; this is followed by a preliminary contract; finally, the deed of sale is executed before a notary.
It is essential to review the property and all relevant documents carefully before submitting the binding offer and, where appropriate, to make the offer subject to specific conditions. We provide guidance throughout this process and, upon request, also conduct market analyses and on-site property viewings.
2. Finance

Property financing is generally arranged through a bank in the country where the property is located – and Italy is no exception. However, only a limited number of Italian banks offer financing to buyers who are not resident in Italy, and they often require a comparatively high equity contribution.
We help you identify suitable financing options and support you with the financial planning and calculation of your project.
3. Renovate

Advising on and supporting renovation projects in Italy is one of our key areas of expertise.
On the project-management side, we explain procedures, permit requirements and common pitfalls, and help you coordinate architects, surveyors (geometra) and construction companies effectively. We also provide technical advice, drawing on our experience from numerous renovation projects to critically assess ideas, plans and proposed solutions.
4. Manage and tax

If you purchase or already own an apartment in Italy, the building’s common areas are typically managed through a condominium association (condominio) and its appointed administrator. Understanding its decisions, service charges and communication can already be challenging for international owners.
Additional questions include: How should the property be treated for tax purposes in Italy and in your country of residence? How do Italian electricity and gas contracts work? Which types of insurance are advisable or required? We help international owners understand, set up and optimise these arrangement
5. Rent

In Italy, short-term rentals through platforms such as Airbnb can be an attractive option. In many regions, this is generally feasible provided that the tax implications – such as cedolare secca or IRPEF – are considered in advance and the required registrations, including CIN and CIR, are completed.
We support you with the structured setup of your rental activity and, upon request, also create suitable rental listings for your property.
6. Sell

When selling your property in Italy, we support you not only with traditional aspects such as property valuation and preparing the sales process, but also with broader strategic considerations.
These may include inheritance matters and the division of ownership, evaluating different sale options, and considering how the proceeds can be reinvested in other properties or investment opportunities
